Sirocco Quay

SIROCCO QUAY, BELFAST CITY CENTRE

BELFAST'S NEW HEART & SOUL

Sirocco Quay is a 16 acre mixed use regeneration project in the centre of Belfast linked to the Waterfront Hall by an 'Iconic' footbridge designed by internationally renowned architects, and is 5 minutes walk from the City Hall. High quality design of the public realm and open space will identify Sirocco Quay as a new cultural destination for the city.

• Belfast International Convention Centre
• World Trade Centre
• 4 Star and Business Hotels
• Supermarket
• Offices
• Retail
• Restaurants
• Residential
• Care Home
• Childcare
• Car Park - 1800 spaces

An Opportunity

TO BE PART OF SOMETHING BIG

Sirocco Quay is a 2M sq ft mixed-use urban village located on the banks of Belfast’s River Lagan and connected to the bustling city centre by an iconic landmark bridge. It represents one of the largest and most exciting city centre property opportunities in Europe and is currently at brown-field stage with planning approval and local government support secured.

TO BENEFIT FROM CULTURE-BUZZ

Sirocco Quay has been designed to promote an influx of visitors keen to experience the events and happenings planned for the 5 squares and plazas dotted throughout the development. In conjunction with local promoters and stakeholders we envisage a 12-month activity plan including markets, festivals, exhibitions and concerts to bring thousands of people across the bridge. We have seasonal plans too including an ice rink during the winter months and a family picnic park that’s perfect for summer and autumn relaxation.

TO BE ICONIC

The helix bridge that connects Sirocco Quay to Belfast city centre is the first of its kind anywhere in the world. Designed in Japan and constructed in Northern Ireland by Carvill at a cost of £8M, it will become one of Belfast’s iconic structures. It’s therefore not just a functional walkway, but a powerful marketing emblem that gives Sirocco Quay investors a visible signpost for their brand.

18 HOURS A DAY

Sirocco Quay has been designed to have a lifestyle of its own that doesn’t rely solely on residents. It means that the development’s economy is constantly ebbing and flowing with business people, hotel guests, shoppers and culture-seekers making it a vibrant all-day and night environment.

THAT COMES ONCE IN A CAREER, ONCE IN A LIFETIME AND ONCE ONLY IN BELFAST

City Centre development opportunities like Sirocco Quay happen rarely. It’s a waterfront district that will redefine Belfast’s image and will become synonymous with culture, trend-setting living and smart business decision-making. Belfast is one of the fastest developing and most vibrant cities in Europe right now. Listed as a must-see in every tourist guidebook and with excellent infrastructure, decades of entrenchment mean it is now a ripe opportunity for dynamic growth.

This is your opportunity to get in at the start of this ambitious, yet heavily backed project. Northern Ireland’s First and Deputy First Ministers are firmly behind Sirocco Quay as they can see its importance in the country’s progression.

An Opportunity THAT’S PERFECT FOR YOU

THE DEVELOPMENT
Sirocco Quay by The Carvill Group is an exciting new proposal for the development of land to the east of the River Lagan into an urban waterfront community. Offices and shops will nestle side by side with apartments and houses on this spectacular riverbank setting. And although on the east side of the river, an iconic new footbridge will make Sirocco Quay a new addition to Belfast city centre with the City Hall itself only a short stroll away. But Sirocco Quay will also have its own community and special atmosphere. It’s being designed to be completely self sufficient with its own shops, restaurants, childcare facilities and even a health centre. The development is intended to be a beacon of sustainable living for Belfast and beyond.  It will be a place where its residents walk, cycle or use public transport in preference to the private car and where they will find the job of reducing their environmental impact made easy for them.

THE AREA
Sirocco Quay will sit on a historic piece of land. Bounded by the River Lagan on one side and excellent road and rail links to the others, it is ideally placed to become a bustling centre where people can live, work and relax. The development itself will be a self sufficient community which takes advantage of the many excellent primary, secondary and grammar schools nearby. The city’s two universities are just minutes away as is the heart of Belfast with all its shops, restaurants and entertainment venues. The Victoria Square shopping complex is a leisurely 10 minute walk away while the picturesque Lagan and Lough Cycleway and path is literally at your front door.

THE HOMES
We’re still at the planning and design stage but our intention is to have approximately 2,000 mixed tenure and affordable homes including studio apartments, family units, social housing  and penthouses, many of which will enjoy private courtyards.
